Families leaving Kensington and Chelsea in search of better value and more space

The regeneration of Shepherd’s Bush and the Hammersmith area is coaxing more families and upsizers from the Royal Borough of Kensington and Chelsea into W6, in search of more space and better value.  


More people are leaving the higher-value areas of Kensington and Chelsea in the neighbouring borough and making the move to Hammersmith where families can find larger properties for a similar price or properties of similar sizes which are better value.  

According to figures from Rightmove, last year the overall average price of property in Kensington And Chelsea was £2,082,901, which was more expensive than Hammersmith and Fulham (£987,334).  

Furthermore, most property sales in the Kensington and Chelsea borough last year were flats, which sold for an average £1,493,720, exceeding the million-pound mark. The average house price also exceeded the million-pound mark. Though these figures are not surprising, it explains why those looking for better value are tempted by properties in nearby Hammersmith, W6.  

However, Hammersmith itself has played a key role in attracting buyers from the Kensington and Chelsea borough, with a growing supply of independent shops, eateries and bars. Regeneration, especially around the Shepherd’s Bush area, has also boosted its appeal.  

A host of new property developments have sprung up by the river, while good transport connections will ensure the Hammersmith area continues to be a popular central location in which to live.
